The checklist I run in every house, so you can start seeing what I see. Print one per property and write on it: by the fourth showing they blur together.
This is not a home inspection and it does not replace one. It is how you avoid falling in love with a house that a $600 inspection was going to end anyway, and how you spot the good house that shows badly.

None of these are automatically fatal, but every one of them changes the price, the conditions, or whether we write at all. Call me from the driveway.
The house you love is the one you should be hardest on. My job at a showing is to look at structure, water, systems and resale ceiling while you are picturing the furniture, and to tell you plainly when the answer is no. I have talked clients out of houses. I will do it again.
I'll show you any listing, any brokerage, including new builds. Bring me in before you sign anything at a builder's sales centre.
A buyer's observation aid only. Not a home inspection, not a professional opinion on condition, and not a substitute for a qualified inspector, engineer or lawyer. Not intended to solicit buyers currently under contract with another brokerage.
