Anyone with a licence can unlock a door. What you're actually paying for is judgment, and the willingness to use it against your own excitement.

I will talk you out of houses. I've done it many times. The foundation, the grading, the roofline, the school catchment that's about to change, the resale ceiling on that street. Those are the things I'm looking at while you're picturing the furniture. My job is to make sure the house you buy is still a good decision in seven years.

In a competing-offer situation, most buyers only have one lever: price. That's the expensive one. Deposit size, closing date, condition structure, chattels, deposit timing and how the offer is presented all move a seller, often more than another five thousand dollars does.

Before you write, I'll find out what the seller actually needs. Then we build an offer around that, and I'll tell you the number where you should walk away, and I'll hold you to it.
