The Honest Version

Most homes that sit on the market aren't badly marketed. They're badly priced, usually because someone told the seller what they wanted to hear in order to win the listing.

I will give you a number I can defend with data, and I will show you the data. If you want to list higher, we can, but you'll do it knowing exactly what it costs in days on market and in the eventual sale price. That's the difference between a decision and a guess.
